Application FAQ's

Application Process


  • Any individual 18 years and older will be required to fill out their own rental application.
  • There are multiple factors that we look at when reviewing a rental application including but not limited to:
  • Minimum credit score of 600 unless the specified property carries a higher score.
  • Gross household income of 3x the monthly rent.
  • No evictions and or eviction filings within the last 6 years.
  • No sexual based crime.
  • No convicted felonious crime.
  • No open bankruptcies.


  • On the application you will be required to provide a proof of income. Below we have examples of what is considered an acceptable and non acceptable form of proof of income.
  • Acceptable:
  • Pay stubs
  • Letter from employer on company letterhead
  • Tax returns
  • W2 or 1099
  • Social Security Benefit Letter
  • Disability Benefit Letter
  • Retirement / Pension Letter
  • Non - Acceptable:
  • Accounts or statements from other adults not on the application
  • Bank account screenshot / summary
  • Unemployment
  • Temporary Assistant
  • Child Support Benefit Letter / Statement


  • Any available units are first come first serve with an approved application. Approved applicants will have the ability to secure the unit with a holding fee. We cannot guarantee your move-in on selected unit until that holding fee is placed. Any holding fee put down on a unit to secure it will be able to be revoked within 72 hours of being placed. If the holding fee is re-tracked after that 72 hour period the holding fee will be forfeited as liquidated damages for taking the unit off the market.


  • Renters insurance is not required for our properties although we strongly suggest enrolling in some type of renters insurance as this protects both you and your belongings. There is the option to secure rental insurance through the resident portal during your move-in process. BDC Management does not profit from any proceeds by enrolling in renters insurance through the resident portal.


  • ALL applicants are going to be required to fill out a pet screening profile in accordance with a completed rental application. A rental application is not considered complete until the pet screening is completed. This is free to applicants without any pets on their application and a small fee for applicants with pets on their application. BDC Management does not profit from any of the proceeds associated with the pet screening platform. A copy of the pet screening link will be listed on the application.
